Roof Repair or Roof Replacement? How to Know Which One You Need

Most homeowners don’t want a new roof — they want the leak to stop, the shingles to stay put, and to feel confident the next storm won’t create a surprise. The big question is whether your roof needs a targeted repair or a full replacement.
When a roof repair is usually enough. A repair can be the smart move when the issue is isolated and the overall roof system is still healthy. Common repair-friendly situations include:
A few missing or lifted shingles after wind
A leak traced to flashing around a vent, chimney, or wall
Small damage in one section of the roof (not widespread)
A roof that’s still in the earlier part of its lifespan
A quality repair should restore the roof’s water-shedding ability and seal vulnerable transition points.
When replacement is the better long-term option. Replacement becomes more likely when the roof shows widespread aging or repeated problems, such as:
Shingles that are curling, cracking, brittle, or losing granules
Multiple leaks or repeated “repairs” over the years
Soft decking spots (spongy feel) or visible sagging
Noticeable storm impacts across multiple slopes
Your roof is approaching the typical lifespan for its material
Don’t forget the “roof system” pieces
Shingles are only one part of what protects your home or building. Underlayment, ventilation, flashing, and drainage all matter — and poor ventilation or bad flashing can shorten the life of a roof fast.
