A real roof inspection should leave you feeling informed, not pressured. It’s part detective work, part checklist — and it includes more than just “looking at shingles.”


What we check on the roof

  • Shingle condition (granules, cracks, curling, blow-offs)

  • Flashing at chimneys, vents, skylights, and walls

  • Valleys, ridge caps, penetrations, and pipe boots

  • Signs of hail impact or wind lift

  • Gutter lines and drainage patterns


What we check inside (when accessible)

  • Attic ventilation and intake/exhaust balance

  • Moisture staining, mold risk indicators, and insulation condition

  • Early warning signs of decking issues

  • Airflow issues that can shorten roof life


Questions to ask your roofer

  • “Is this damage isolated or widespread?”

  • “Is repair a permanent solution here, or temporary?”

  • “How’s my ventilation system performing?”

  • “Can you show me photos of what you’re seeing?”

  • “What options make the most sense for my budget and timeline?”
