A real roof inspection should leave you feeling informed, not pressured. It’s part detective work, part checklist — and it includes more than just “looking at shingles.”
What we check on the roof
Shingle condition (granules, cracks, curling, blow-offs)
Flashing at chimneys, vents, skylights, and walls
Valleys, ridge caps, penetrations, and pipe boots
Signs of hail impact or wind lift
Gutter lines and drainage patterns
What we check inside (when accessible)
Attic ventilation and intake/exhaust balance
Moisture staining, mold risk indicators, and insulation condition
Early warning signs of decking issues
Airflow issues that can shorten roof life
Questions to ask your roofer
“Is this damage isolated or widespread?”
“Is repair a permanent solution here, or temporary?”
“How’s my ventilation system performing?”
“Can you show me photos of what you’re seeing?”
“What options make the most sense for my budget and timeline?”
